Job Summary
The Westin Resort Nusa Dua Bali is currently seeking a skilled and experienced Maintenance Manager to join our team. As the Maintenance Manager, you will be responsible for the overall maintenance of the property, ensuring the building, grounds, and physical plant are well-maintained and meet safety, security, and asset protection standards. Your key responsibilities will include managing the budget, capital expenditure projects, preventative maintenance, and energy conservation.
CANDIDATE PROFILE
Education And Experience
- High school diploma or GED; 6 years experience in engineering and maintenance or related professional area; technical training in HVAC-R/Electrical/Plumbing.
OR
- 2-year degree in Building and Construction, Engineering, Mechanics, or related major from an accredited university; 4 years experience in engineering and maintenance or related professional area; technical training in HVAC-R/Electrical/Plumbing.
CORE WORK ACTIVITIES
Managing Engineering Operations and Budgets
- Work with property and regional engineering leadership team to evaluate Engineering performance against the budget and address areas of concern.
- Oversee the maintenance of the physical plant, including equipment, refrigeration, HVAC, plumbing, water treatment, and electrical systems, following Standard Operating Procedures.
- Coordinate service contracts to support property needs.
- Ensure the fire crew is well-trained and familiar with all procedures, equipment, and alarms.
- Coach and support the engineering leadership team to effectively manage controllable expenses such as wages, heat, light and power, water consumption, tools and equipment, grounds keeping supplies, uniforms, vendors, service agreements, and inventory.
- Manage and control heat, light, and power usage.
- Develop an engineering operating strategy aligned with the property/brand’s business strategy.
- Develop and manage the Engineering budget.
- Integrate departmental goals in game plans.
- Execute long-term preventative maintenance and 10-year asset protection plans.
- Review financial reports and statements to assess Engineering performance against the budget.
- Proactively address potential areas of concern and propose solutions to the owners.
- Communicate departmental goals clearly and consistently to produce desired results.
- Supervise construction projects to ensure timely completion within budgetary guidelines.
Maintaining Engineering Standards
- Ensure compliance with state, local, and federal regulations.
- Maintain property life safety systems, including fire fighting equipment, sprinkler systems, and alarm systems.
- Keep building and equipment licenses, permits, and certifications up to date.
- Administer property policies fairly and consistently.
Managing Profitability
- Monitor areas of operation to stay within budget by reviewing operating statements, budget worksheets, and payroll progress reports.
- Manage the payroll function.
- Control departmental expenses to achieve or exceed budget goals.
- Participate in the development of departmental capital expenditure goals and manage projects accordingly.
- Contribute to the budgeting process for areas of responsibility.
- Prepare weekly and period end profit and loss reports.
- Understand the impact of departmental operations on the overall property’s financial goals and educate staff accordingly.
- Review and manage controllable expenses such as heat, light, power, water consumption, tools and equipment, grounds keeping supplies, uniforms, vendors, service agreements, etc.
Conducting Human Resources Activities
- Ensure fair and equitable treatment of employees.
- Complete disciplinary procedures and documentation according to Standard and Local Operating Procedures (SOPs and LSOPs) and support the Peer Review Process.
- Utilize employee feedback and an “open door” policy to address employee problems or concerns in a timely manner.
- Publicly recognize team members’ contributions and celebrate successes.
- Resolve guest problems and complaints.
- Report issues to Human Resources as necessary.
- Promote regular communication throughout the engineering operation to keep staff informed about daily activities, set expectations, and raise awareness of business objectives.
